Unparalleled Trust Necessary Before Listing Your House

You and your family have decided to sell your house. It is now time to choose a real estate professional to help with the process. One of the major attributes this agent must possess is trustworthiness. To what degree do you need to trust them?

You must have enough trust in them that you feel comfortable they will accomplish all four things below: 

1. Sell possibly the largest asset your family owns

In many cases, a home is the largest asset a family has. Studies have shown that the equity many families have in their home is the largest percentage of that family’s overall wealth. 

2. Set the correct market value on that asset

Pricing is crucial even in the best of markets. You want to get the best price for your home without putting your house at a value that buyers will have little interest in.

3. Set the time schedule for the liquidation of that asset

Your family probably has a certain timetable for the sale of your house and the move into your next home. Coordinating the home selling process to meet certain schedules can be tricky.

4. Set a fair fee for the services required to liquidate that asset

You will need to pay a commission to an agent for selling the home and coordinating all elements of the selling transaction, including possible future negotiations (ex. with a home inspector or appraiser).

Where is Housing Headed for the Rest of 2016?

    With the overall economy just inching along, some experts are questioning whether the housing market can continue its momentum throughout the rest of the year. People are beginning to ask questions such as:

    • Will disappointing economic news adversely impact housing?
    • Is affordability a major concern in today’s real estate market?
    • Are we approaching a new housing bubble?
    • Are mortgage standards too tight? Or have they loosened too much?

    Freddie Mac, in their April Economic Outlook, addresses the disappointing economic news and what impact they think it will have on housing:

    “Recent data darkened the growth outlook for the first quarter of 2016. However, despite the disappointing economic reports, we still forecast housing to maintain its momentum in 2016.

    We’ve revised down our forecast for economic growth to reflect the recent data for the first quarter, but our outlook for the balance of the year remains modestly optimistic for the economy.”

    What about real estate?

    Freddie Mac was much more optimistic about housing…

    “We maintain our positive view on housing. In fact, the declines in long-term interest rates that accompanied much of the recent news should increase mortgage market activity.”

    They went on to conclude:

    “We expect housing to be an engine of growth. Construction activity will pick up as we enter the spring and summer months, and rising home values will bolster consumers and help support renewed confidence in the remaining months of this year.”

Today’s Hottest House Trends May Surprise You

featuredPropertyWhen most people think about housing trends, they think about wall colors, cabinet styles and materials. As lives become more complicated, priorities shift and the definition of family has changed significantly. In response to these shifts in society, the housing trends change and adapt. The economic situation for many homeowners has also caused adjustment to future housing plans.

Location, Location, Location! Yes this has always been the most important aspect of choosing a home. In the past, people focused on a location because of family, job or cost of living. Now the number one priority in regards to location comes down to the walkability of restaurants, shopping and services.

We are all familiar with “green” building however the shift to “well” building is right around the corner. “Well” building continues the avoidance of harmful materials and the highlight of water and energy conservation with a new focus on design that enhances the life of the occupants. “Biophilic” design involves window and door placement to strive for a seamlessness between the home and the great outdoors. Increasing natural light and adding LEDs with dimmers and colors that can be changed according to time of day or weather. The lighting can simulate circadian rhythms in the body to improve sleep patterns which in turn is a boost to your health. In similar terms, a “well” home is all about being healthy in your body and in your mind.

In one of our early posts, we discussed the ever growing sustainable movement which has thousands of yards adorned with edible landscaping, backyard chickens and even bee hives. Going a few steps farther is a new housing trend called “Agrihood”. These are planned communities with a “nod” to communal living. The idea is to incorporate farming into planned neighborhoods where homesites are larger, community gardens and livestock herds cover the common areas and neighbors work together maintaining the needs of the farm. You may even see community kitchens and dining rooms instead of tennis courts and pools. The shared work and “fruits of labor” create a sense of pride and connection between neighbors. We expect to see more of these communities popping up as the sustainable movement spreads.

Managing power usage continues to be a top concern for home owners. In addition to solar panels there has been a huge boost in the number of “smart homes” which help to manage usage by automatically adjusting heating/cooling settings and lighting to accommodate time of day as well as weather. Most of the “smart home” technology can be accessed and manipulated by a cell phone app.

Consumers are demanding low maintenance features and materials as they no longer want to spend their weekends mowing grass and painting the deck. The focus has shifted to materials and systems with a greater longevity and durability. A good example is hand built brick walls, they will last for centuries rather than just one owner. This goes along with the push to build structures to withstand severe weather. Many builders and homeowners are “opting to go beyond what is required” says Philadelphia developer Nino Cutrufello.

To further to the low maintenance push, folks are choosing to build smaller, more open floorplans. Including creative use of space and smaller bedrooms allow for overall smaller structures. Since the bedroom is typically where we spend the least amount of time it makes sense to make these rooms smaller. This also is the case for families housing multiple generations. Private entrances offer a feeling of separation and independence while still being cost effective and family oriented.

With such a shift in housing trends it will be interesting to see what effect if any these changes have on the resale market. We may start to see more and more renovations to retro fit homes for the “new style” of living.

There are cat people; there are dog people. Well, guess what? States divide along those same furry lines. The majority of Americans love their pets—56% of U.S. households have one. Which beloved domestic animal reigns supreme by state? To find out, we took a deep dive into pet population data from the American Veterinary Medical Association. Check out our map to find out if your pet preference falls on the right side of your state lines. (Note: Data for Alaska and Hawaii were not available. Sorry!) And for those who really want to know where Fluffy stands, check out the detailed cat and dog population data at the bottom of this article.

Our findings revealed plenty of interesting cuddly animal-specific trends. Example: Roughly speaking, Southern states are more Fido-friendly than Northern states, which tend to be the cat’s meow. Massachusetts is the biggest feline state with nearly 2 times more cats than dogs. Arkansas ranks No. 1 in ratio of dogs to cats.

Nationwide, though, cats outrank dogs 74 million to 70 million. Though dog owners are a larger number than cat owners—due to multiple cat ownership by household.

Bottom line: It’s no surprise Americans lavished $30.4 billion on all those furry family members last year, up from $17.8 billion in 2000, according to The Wall Street Journal. Luxury buildings are offering upscale amenities such as rooftop dog runs and spa “pawdicures” in order to lure those free-spending pet lovers.

“More people are shopping for homes and cars with the needs for their pets in mind,” said pet health and safety coach Arden Moore.

But Realtor.com wanted to dig deeper. So the  data team scratched its way into our 2.6 million active and recently sold home listings to tease out the most popular dog- and cat-friendly home features. There were  fascinating revelations for Rover: Despite a prevalence of cat owners, we didn’t find a significant pattern of cat-friendly features in our home listings. That’s probably because the most common cat features such as cat trees, scratching posts, or self-cleaning litter boxes are portable rather than built in. And none of these features are things people want to brag about anyway.

In most parts of the country, winter is a slower time for real  estate sales. Buyers hibernate, inventory shrinks, and sales languish.

Selling a home in winter can be a bit more challenging, but don’t panic. With a few winter-specific selling tips in your pocket, you’ll be able to put the best face on any winter listing.

Tip #1: Display the year-round beauty of your listing.

Include photos of your listing at prettier times of the year.

Landscaping typically doesn’t look its best during the winter months. Lawns are brown, trees are bare, and shrubs are shriveled.

Give buyers a sense of the year-round beauty of your listing. Display spring, summer and fall photos of your listing along with your open house marketing materials. Would-be buyers won’t want to see the inside of your home if the outside isn’t appealing. So sellers need to make sure their property projects a warm and inviting feeling. So repaint the front door, trim hedges, blow the leaves and plant some winter flowers for added curb appeal.

Tip #2: “Warm and cozy” is key.

Turn on the heat, and use throws and area rugs to instantly warm a room.

Stepping from the winter chill into a warm, snug home will result in sighs of relief. Stepping into a drafty, unheated space will result in sighs of annoyance.

Create a warm and welcoming ambiance to encourage the right buyer reaction:

  • Set the thermostat to a comfortable level (between 65 and 70 degrees Fahrenheit).
  • Don’t start a fire (for safety reasons), but do highlight a functional fireplace.
  • Open shades and blinds to let in natural light and warmth.
  • Seal window and door cracks.
  • Add snuggly throws to seating areas.

Tip #3: Let it shine.

With the days growing shorter, sellers need to be mindful of keeping their home well-lit even when they aren’t present. Lights on timers are ideal for homes that are empty or for the early evening hours when the seller may not be at home. Make it as light as possible so that it is engaging and inviting drawing in prospective buyers.

Tip #4: Remember that lending will still be tight this winter.

Tight lending standards will limit the buyer pool.

Most industry experts agree that conventional lending standards will remain tight over the winter. The average conventional purchaser maintained a FICO score of 762, and a loan-to-value (LTV) ratio of 79 percent in September, 2012. Those impressive figures indicate that less-perfect borrowers will have a hard time obtaining conventional financing.

FHA and VA loan programs continue to operate under flexible credit standards, but can’t be utilized for all property purchases.

Keep the tight lending climate in mind when pricing and marketing your winter listings.

Tip #5: Use a smaller inventory to your advantage.

Thinner inventory could work in your favor.

Inventory often shrinks during the winter. With fewer houses on the market, it’s easier to give your listing a comparative advantage.

Review comps and make a list of your home’s unbeatable features. Is your house the only one in its price range with a fireplace? Is your listing the only home available within a preferred school district?

Unique features can be tough for buyers to notice on their own, so don’t be hesitant to boast your listing’s greatness. Those distinct advantages could make the difference between a winter sale and a winter slump.

A great time to be in Southport, NC is during one of the Southport-Oak Island Chamber of Commerce’s events. This weekend join 1,000 for a popular fishing competition. Thirty-four years ago a small group of community leaders met and decided that they needed an event to showcase the great fall fishing Southport-Oak Island area has to offer. The prizes and expenses for the first tournament were guaranteed by those community leaders signing a promissory note at a local financial institution – thus the U.S. Open King Mackerel Tournament was born. The U.S. Open King Mackerel Tournament now attracts almost 400 boats annually and is held in high esteem by the community and anglers.
